Top Denver Real Estate Markets In US

The Denver Real Estate market is quite as fluctuating as the stock market. It is hard to predict when the marketplace value of Properties will shoot up, or slip down. While the urban areas see the highest price of Sites, the rural areas still have rate lower than the former in comparison. A survey carried out on the 75 metropolitan cities of US, showed the trends of Property values in the most sought locations. The present 10 years has seen quite an upheaval in the Property business. After several years of high value appreciation, this ten years saw a slight year over year depreciation in the worth. While back in 1992, the declining level was hardly noticeable and even went remarkably high, this decade saw a steady fall.

Some of the top metro areas which have seen the highest growth in cost of asset value are Florida, Arizona and South Carolina. The metropolises in each of these locales have seen a major hike in the rate of appreciation. Every year, places like Flagstaff, Yuma, Winter Haven, Ocala and Myrtle Beach has noticed a consistent rise in the value of Denver Real Estate Units. Thus investors are keener to buy these locations for greater earnings. However, for tight budget purchasers, it is quite tough to afford a Home in one of these exotic and full of life locations.

On the other hand, areas where Asset value is seeing a constant decline with every year region Panama City, Punta Gorda, San Luis Abispo, Greenville, Sarasota, etc. The depreciation percent in these locations is excellent. The survey reported that the Denver Real Estate Property price in these zones has been increasingly disappointing for its residents. While Buying Sites in this scenario could be easy, but selling them is definitely not recommendable. Even if an investor invests in such a depreciating marketplace, he/she should hold on to the Asset for sometime, until things start displaying positivity.

With the aid of a Dwelling value indicator, the survey has unearthed some of the most and the least expensive places in US. Oakland, Honolulu, Santa Barbara, Salinas, Orange County and Los Angeles being some of the most hot and happening places in the whole of US; they are expected to exhibit a incredibly higher price for their real state Properties. Davenport, Dayton, Greenville, Peoria and Tulsa are some of the least expensive places for Buildings.

Tahr Hunting in New Zealand

About New Zealand Tahr

The Himalayan Tahr, originally from the areas around Tibet, were introduced to the Southern Alps of the South Island of New Zealand around 1904 to 1906. Initially considered a pest, the New Zealand government controlled the Tahr herds with government sharpshooters and aircraft. Over the last twenty years, the Tahr hunting status has changed from being unwanted pests to a manageable, renewable and valuable resource to many local and overseas trophy hunters.

The Tahr is a majestic animal found on hillside rocky outcroppings with their long “lion like” mane blowing in the wind. This is truly a majestic sight.  When put to chase, the Tahr hunter will be in awe of their climbing abilities in the steep New Zealand Alpines they call home.

The Himalayan Tahr is close relative to the free range mountain goat.  A Tahr has relatively short legs and small head with large eyes and small pointed ears. Their hooves have a flexible, rubbery core that allows them to grip smooth rocks, while a hard sharp rim can lodge into small footholds. Tahr inhabits steep broken mountainous landscapes ranging from 3000′ to 8000′ above sea level. Males are much larger and have different coloration and horn structure than the females. Adult Himalayan Tahr can weigh from 300 to 400 pounds and stand 2½ to 3 feet tall. The nannies (females) only weigh 45-55 pounds. This is one of the largest “pair” ratio differences between any mammals in the world. Himalayan Tahr are herbivores, subsisting on tall alpine “tussock” grasses and shrubs. Himalayan Tahr can be found in herds from 2-25 animals and can live up to 14 years old in the wild.

What makes a Trophy Bull Tahr?

A Bull Tahr has horn bases of 8-9″ and a sharp round curled horn of 10 to 14 inches. A Tahr Hunter will judge a good trophy male by its long mane as well as its horns although record book scoring only uses a combination of the base horn diameter and length of both horns. Most Tahr hunting guides will look for horns over 11 inches in length. Tahr horns of 12.5 to 13.5 inches are considered an above “trophy” average and horns over 14″ are exceptional. There have been a few New Zealand Tahr taken with horns over 15″ and these usually fall into the SCI Top 10 Record Category.

When should I plan my Tahr Hunting Trip?

Like Chamois hunting, Tahr Hunting can be done year. The ideal time to hunt Tahr is during New Zealand’s late fall and winter. By Tahr hunting in winter, the Tahr will have their winter coats and manes. A Tahr’s mane can grow 5-8″ in length from February to early June and turn darker in color. Late May, June, July and August are ideal months to hunt Tahr and chamois. The Tahr rut runs late May thru July which usually correlates with the first snow of the season. The rut is an excellent time for Bow hunting. Tahr can be hunted in conjunction with the red stag “roar” or rut in March and April but the hunter will have to work harder to find a Tahr with a long mane at that time of year. The coats will also be lighter in color before winter sets in.

What is the best way to hunt New Zealand Tahr?

Most Tahr hunting mountains are accessible by two-tracks or fire trails up to the tops of the mountains. Hunters usually glass the mountainsides in the early mornings and again in the late afternoon and then hunt down the mountains and are greeted by the outfitters vehicle below. Tahr hunting terrain can range from 3′ tall tussock grass to rock and shale hillsides. In most cases, the physical demand for this type of hunt is a lot less than that of Mountain Goat or Sheep hunting. You should allow at least 2 days for a rifle Tahr hunt (in good weather) and 3-4 days with a bow for a good specimen. If you are strictly record book trophy hunting, you can easily double that time period.

What about Tahr hunting by Helicopter?

Helicopter assisted Tahr hunting enables hunters to access the more remote mountainous areas where there are excellent trophy animals.  It also gives greater assurance of success if the hunter has a limited time in New Zealand to hunt. Helicopter assisted hunting can be an exciting alternative with spectacular flights, and the opportunity to take an exceptional trophy. It is important to note that the helicopter is only used as a mode of transportation and animal recovery. Hunters are not allowed to shoot, drive or herd animals from the air. The Tahr hunters spot their trophy from the helicopter and are taken to an area when they can pursue their spot and stalk by foot. This type of hunting does contain a element of caution as you will be exiting a moving aircraft on an unknown mountain ledge.

What do I need to take with me on a Tahr hunt?

Most Tahr hunting is done in the higher elevations of the New Zealand Alpines. Some of these mountains are covered with 2-3′ tall clumps of Tussock Grass and some are rocky outcroppings of rocks and broken shale. Starting in June, these same mountains could also have snow on them. Make sure you have good boots that are broken in. Since you may be hunting in snow, you will want your boots insulated and waterproof. If you are hunting on a mountainside of tussock grass, wear a good pair of gators. The gators will keep the snow or morning dew from getting your hunting pants wet and cold. Premium optics is essential. Buy the best “glass” you can afford. I recommend a binocular harness as it will come in handy when traversing shale and lose rocks. This will keep your binoculars from getting bounced around or worse, banged on a rock. Most Tahr rifle shots will be in the 150 to 250 yard range. A good range finder will come in handy for both rifle and bow hunters. At 300 plus pounds, the Tahr is a good size trophy animal. I would recommend 7mm or larger and 164 grain or larger expandable bullet. A good 3,000 fps .30 caliber with an 180 grain expandable bullet is ideal for Tahr. Your rifle should be equipped with a good quality scope in the 3×9 or 2.5×10 magnification. I would also recommend a good backpack that is capable of carrying your rifle or bow. This will keep your hands free when moving across the mountainsides. If you are bow hunting, a good bow hunting guide can usually get you within 40-50 yards of your Tahr during the rut. Taking a trophy Tahr is quite an accomplishment with a bow. Allow yourself extra hunting days. Your biggest challenges in Tahr hunting are the nannies giving their warning whistle as you stalk your Bull Tahr.

How should I have my Tahr taxidermy mounted?

I recommend that all Tahr hunters, especially first time Tahr hunters, really think about how you want your bull Tahr mounted. A shoulder mount is the most economical taxidermy mount but it really doesn’t give justice to the long hair on the Tahr’s mane. Here is a tip for your first (or only) Tahr Hunting trip.

Have the guide cape it out for a full body mount. It will be 4-months before you get the cape back to the USA and probably several more months before your taxidermist will send it out for tanning. This will give you some extra time to decide (and save up) whether or not you want to do a shoulder mount or a full body mount. If your guide capes it out for a shoulder mount in the field, you are stuck with your choice. The full body bull Tahr mount is spectacular and will be a highlight to any hunter’s man cave or trophy room. You may also want to consider taking a Nanny Tahr. Some outfitters will let you harvest a Nanny for a few hundred dollars in conjunction of taking a bull Tahr at their standard trophy fee. A Bull & Nanny Tahr make a great pedestal mount.

Global Sporting Safaris, a hunting consultant company, offers the best opportunity for Tahr hunting in New Zealand. Whether you are a bow hunter, muzzleloader, crossbow hunter or rifle hunter, we have the locations, guides and experience to put you on the trophy Tahr hunt of a lifetime.

spotting scopes for birding

Choosing a Spotting Scope: What is the Best Spotting Scope for You?

Choosing a spotting scope is something you want to make sure you get right the first time.  These units can be expensive and there is lots of criteria that need to be met before you can be sure you are getting the best spotting scope for you needs based on price, weight, length, body style, optical zoom, and more.

There are a multitude of uses for spotting scopes.  The most common uses are bird watching, wildlife viewing, hunting, and astronomy.  Regardless of your hobby, the same criteria apply when choosing a spotting scope.  This article discusses the components that you will want to take into account when buying a spotter.  For more information on particular spotting scope models, check out the link below.

Price and Quality: You get what you pay for so go with the best you can afford!

The first item that needs to be taken into consideration is price.  Everyone has a different budget; therefore it is reasonable to assume the best spotting scope for you may be different than that of someone else due to price alone.  Spotting scope prices vary from under $100 to well over $3000, and you can bet there are a lot in between.  When deciding on your budget, it is important to realize the difference in quality that price gets you.  First of all, you need to spend at least $300 to get a spotting scope of any type of quality, although $500 is where the quality really starts to shine through.  After that, then the law of diminishing returns applies and quality does not go up equally with price.  For example, a $500 scope is usually twice as good as a $250 scope, but a $1000 scope is usually not twice as good as a $500 scope.  Nor is a $2000 scope twice as good a $1000 scope.  There just isn’t that big of a difference between mid-priced and high-priced unless you have them side by side.  Still, typically the more money you spend the better of a scope you’ll get.  That is why it is important to go with the best scope you can afford, because when choosing a spotting scope you definitely get what you pay for.

Size: Weight, Length and Objective

There is a large variance in the size of spotting scopes.  What you use it for will determine how  big you can get by with.  If you plan to bird watch, hunt, or view wildlife away from the road, then you will want to choose a spotting scope that is small enough to pack into a backpack.  A good sized scope for this would be one that has an objective lens of 65mm or less, is not much over 12 inches, and weighs about 36 ounces plus or minus.  You will also want to invest in a good lightweight tripod.

If your needs for a spotting scope will keep you within sight of your vehicle or on your deck, then you most certainly can get by with a much larger scope.  Larger scopes equal more light gathering ability, wider field of view, and bigger price tag.  When dealing with high end models, it is hard to tell the difference between larger scopes with 80mm objectives over scopes with 60mm objectives unless they are side by side.  Even then the difference is only noticeable in low light conditions.  Like I said though, if this scope is going to be mostly stationary, you will not regret going with a larger sized scope.

Body Style: Straight or Angled

When choosing a spotting scope, one of the biggest decisions you will have to make is to go with a straight or angled body.  Both have their pros and cons, but in the end it all comes up to personal preference.

Angled Body:

  • Best for situations when standing as it requires less height of a tripod and will be best for multiple users of different size as it requires less height adjustment.

  • Harder for beginners to find game due to the angle.

  • While good for standing in the field, it is harder to pack.

  • Does not work well at all for viewing in a car with a window mount.

Straight Body:

  • Easier to get on the intended object.

  • Easy use with window mount and sitting in a car.

  • Better for packing.

  • Slightly less expensive then angled.

  • Taller tripod needed and more adjustment required for multiple users of different height.

Author’s Preference:

  • Straight is the only way to go for my style of viewing.  I spend a lot of time throughout the year viewing wildlife from the comfort of my vehicle with my spotting scope on a window mount.  I also cram my spotter into my back pack a lot when hiking.  I do not go anywhere without it so I need all the space and pack-ability I can get.

Optical Zoom:

Optical zoom is another very important factor to include when choosing a spotting scope.   Most are variable with a range between 15-75 magnification power.  You want to make sure the scope goes low enough that it is easy to find an object due to the increased field of view and less shakiness.  On the other end of the spectrum, you want to have a scope that once you find something, you can zoom it in to get a close up view from afar.

The higher magnification power you have it set to, the grainier (or less clear) the image will be.  It will also have a smaller field of view, and movement will be magnified making things look shakier.  With high quality spotting scopes, the optics provide a generous field of view, gather a lot of light, and give crisp images.  This makes it possible to have a clear image at higher magnification levels.  This is not the case on less expensive models making the image quality deteriorate as you climb up in magnification.  Therefore, if you are in the market for a less expensive spotting scope you will want something with magnification that starts low, say around 15 power, and goes up to 40-50 power.  With more expensive spotting scopes you can get by with something that gives you more magnification and still get a clear image.

There are a ton of spotting scopes to choose from and the task can be stressful due to the fact that they can get expensive.  That is why it is important to go with the best scope you can afford.  I go into more depth at my website on particular manufactures and models of spotting scopes at www.BestforHunting.com.  It is set up for hunting gear, but if you are choosing a spotting scope for anything, you will be happy with my suggestions.

RED ALERT: The ABA Wants to Regulate Online Lawyer Marketing

By Larry Bodine, Esq., a Wisconsin lawyer based in Glen Ellyn, IL. He can be reached at 630.942.0977 and Lbodine [at] LawMarketing [dot] com.

The ABA is quietly gathering support to choke off lawyer marketing on the Internet by having the ABA Commission on Ethics 2020 Working Group distribute an “Issues Paper Concerning Lawyers’ Use of Internet Based Client Development Tools.”  Visitwww.abanet.org/cpr/issuepaper.pdf for a copy.

Please join me in marshalling lawyers to stop this effort by the ABA to burden lawyer marketing on the internet with unneeded ethics obstacles.  Lawyer marketing needs lessregulation, not more stifling ethics rules. Act now, because the comment period ends on December 15.

The ABA Commission on Ethics is trying to gather support to subject the following marketing initiatives to the ethics rules:

  • Online social networking (Facebook, LinkedIn & Twitter)
  • Blogging
  • Facebook and Linkedin profiles
  • Pay per click advertising
  • Gathering information through networking websites
  • Discussion forums
  • JD Supra document uploads
  • Lawyer websites
  • Use of case histories on law firm websites

The Commission could propose amendments to Model Rules 1.6 (duty of confidentiality), 1.18 (duties to prospective clients), 5.5 (multijurisdictional practice), 8.4 (misconduct generally), or the Article 7 Rules and their Comments – all of which use the Model Rules of Professional Conduct to restrict these forms of online activities. However, the commission says it may also form a policy statement for a vote to the ABA House of Delegates or propose amendments to the Model Rules in Article 7 on lawyer advertising.

Of course, the ABA enacts model rules and has no enforcement powers.  However, many states adopt the model rules, and some like Florida, Iowa, Connecticut, New York and Texas have individually promulgated draconian rules against lawyer marketing.

In my opinion, the ethics boards should keep their hands off the internet. We don’t need more regulation, we need less.  It is sufficient for the ethics rules to state that a lawyer may not make a false or misleading statement online; that’s enough. The commission’s activities are a waste of time and a threat to the public and the profession. The ethics police should focus on lawyers who steal from client trust accounts, not bring disciplinary actions against lawyers for their Facebook pages or what a lawyer said in a Twitter message.

If enacted, rules outlined in the “Issues Paper” will have many deleterious effects:

  • The ABA’s proposed actions will cause a chilling effect on a lawyer’s right to commercial free speech, first established in In Bates v. State Bar of Arizona, 433 U.S. 350 (1977).
  • The public will suffer because there will be less information to find about attorneys, FAQs and articles about the law, and how lawyers can help them.
  • Ethics burdens on marketing will unfairly hurt solos, GPs and lawyers in small and mid-sized firms, which heavily use online marketing.  The ethics rules will not affect BigLaw firms that have hundreds of thousands of dollars to spend on costly offline marketing initiatives.

The comment period is open until December 15, 2010, and I urge you and everyone who favors online business development to write the ABA in opposition to taking any action.

Pro-marketing lawyers must rally

Ethics regulations always start innocently enough, with a committee saying they are merely seeking input.  However, the ABA document inquires whether it should draft a policy for the House of Delegates to enact.   It sounds neutral enough until you realize that it’s really a campaign to generate support for new online ethics rules.

Unless lawyers and those in the legal marketing community express their views, the comments will all be to increase the ethics burdens on online lawyer marketing.  Remember that most state bars won’t give CLE credit for any program on marketing.  Some states forbid testimonials on lawyer websites, others forbid listing representative matters.  Lawyer marketing has been so heavily burdened with ethics rules in Iowa and Florida that it’s nearly impossible to do anything at all.

This committee “issues paper” is laying the groundwork for ethics rules to govern what documents a lawyer can upload on JD Supra, or what a lawyer can say in a LinkedIn profile.  The result will be an even larger toxic hash of ethics rules against web-based lawyer marketing.

If we don’t speak up now, all these issues the committee raises will turn into a Model Rule, which most states will put into reality.

Comments from leading attorneys

“I agree with your assessment that the ABA should stay out, or even better, come up with a statement that makes some sense,” said Tucson, AZ, attorney Jeff Lantz.

“The additional regulations would impede the provision of real, valuable information, as attorneys will fear that they may inadvertently do something wrong that might constitute an ethical violation if new regulations are adopted.  In the absence of this information, the non-legal sources noted above will become the de-facto source for legal information on the Internet – not a good result for anyone,” Lantz said.

Echoing his concern, Traverse City, MI, lawyer Enrico Schafer said, “Lawyers are already barred from false and deceptive advertising. Whether that occurs in a newspaper advertisement, TV commercial, radio commercial or otherwise, the principle stays the same.  The problem I see here is that any attempt to ‘guide’ lawyers in the internet space is fraught with danger.  The truth is that the internet has been the great equalizer for consumers.  Everyday people can now research their lawyer, law firm and legal issues online.  They now have the ability, for the first time in history, to be well informed about legal services.   Blogs are not the problem.  They are the salvation which consumers have been waiting for.

“State bar regulations are hurting both the public and the legal profession. Anyone at the MyLegal conference heard the visceral reaction to the Virginia regulations. Anyone in Florida who has a website that requires multiple disclaimers before seeing anything beyond the homepage. I could go on,” said Conrad Saam, Senior Marketing Manager for Avvo in Seattle, WA.

“My personal opinion is that the rules insult the intelligence of every human being whom the ABA assumes can’t think for him/herself.  The realistic side of me knows it will take centuries for governing bodies like the ABA and state bar associations to see the light and remove or revise the barriers we’ve been fighting for quite a while,” said marketing consultant Nancy Myrland of Indianapolis, IN.

“What might begin to make even more impact is if attorneys-turned-marketers speak out, if attorneys speak out, and if members of the public speak out to remind the powers that be that these are tools they need, want, trust and know how to maneuver without the typical overbearing oversight legal governing bodies around the country seem to want to impose,” she added.

“The ABA is not the real enemy here. Sure, they have too much time on their hands and perhaps are looking for solutions when no problem really exists. However, the real enemy are the regulators in a handful of states who are clueless about the realities of practicing law and marketing a practice. Florida is Exhibit A. But there are others (e.g. CT, NY, TX),” said Roy Ginsburg, an attorney in Minnetonka, MN,

“For those of you who are considering comments to the ABA or having your clients make comments to the ABA, you may want to consider a factor.  The ABA believes it has been perceived as unfriendly or of little use to small firms and solos.  The ABA dues scale has recently revised to accommodate and attract these practitioners and I have received more than one survey which appears to be directed to me as a small firm practitioner,” said Craig A. Stokes, a lawyer in Miami and San Antonio

“It is no secret in this forum that the internet is an equalizer between smaller and larger firms.  Will smaller firms be more impacted by the regulatory push?  My perception is yes.  For years before the Bates decision and afterward, larger firms always had the advantage of direct pitches for business to potential institutional clients in the form of invitations to weekend hunting outings, invitations to golf, etc. that were never subject to the anti-promotion actions of the ABA and the state bars.  The ABA and the regulators seemed and still seem to be far more concerned about regulating the small firms seeking to establish themselves either on the web, or in the Yellow Pages.  From what I can observe, I am wondering if the ABA is yet again doing the bidding of larger firms to the expense of smaller firms which need the web and twitter and LinkedIn and Facebook to get their presence before the public.  I see this effort as potentially the ABA again serving its larger firm constituency,” he added.

“If you are considering a comment to the ABA or having your clients contact it regarding this initiative, you might consider framing the issue as one of the ABA again favoring its large institutional firm base and giving short shrift to solos and small firms,” Stokes said.

“I get nervous when the ABA starts sticking its nose too deeply into an issue. How many times has the ABA started out saying it just wants to offer “guidance,” only for it to then decide to take on the role of Big Brother. The ABA just can’t get over being a bureaucracy. It loves to regulate and to lay down hard-and-fast rules. It may start down this road with the best of intentions, but who knows where it will end up. Plus, as Staff Counsel, ABA Division for Legal Services, Will Hornsby advises, these new tools don’t need new rules. When lawyers ask me what they need to know about ethics and social media, I give a two-word answer: ‘Common sense,’” said Massachusetts lawyer Bob Ambrogi.

“If I trusted that the ABA could engage in a constructive consideration and discussion of these issues for the betterment of the profession, I’d say go for it. But I’m just not sure I trust the ABA to do that. Rather than be a partner in exploring this issue, it may try to take ownership of it,” Ambrogi added.
